Building A New Home

Lot owners must get Builder, Home Plan and Landscaping approvals prior to clearing trees and breaking ground in Glennborough subdivision. The Board of Directors oversees these approvals as well as the building process.

Builders and lot owners must submit complete architectural plans, including: a site plan showing placement of home in the building envelope, as well as driveway and septic field locations, exterior elevations, interior floor plans and materials samples for all exterior finishes.

Builders are required to post a $10,000 deposit (prior to beginning any grading or construction) with the HOA to cover possible road damage during the construction process. Dated photographs detailing pre-existing damage need to be taken, with copies given to the Board prior to construction, and will be compared with the road condition after building and landscaping has been completed. Lot owners are fully responsible (per Bylaws) for any additional damage (not repaired by contractors or covered by the builder deposit) to roads, ditches, drainage areas, shoulder during construction and landscaping. The deposit is returned when the Board states that all damage has been repaired or a reduction in the deposit made, if agreed.

The Bylaws require basic landscaping to be in place within 60 days of occupancy or the end of construction, weather permitting. It is the intent of the HOA to preserve as many mature trees on each site as possible.

Construction Rules for Builders and Contractors

Glennborough has private roads that must be repaired and replaced at the expense of homeowners.  Consequently, the HOA has adopted fairly strict rules for builders to protect the roadways:

  • Builders should lay down the driveway foundation of crushed rock at the beginning of the building process. The height of the rock bed should be at, or slightly above, the level of the road, so when vehicles enter the building site they do not drive over an unsupported road edge. Also, all vehicles are required to enter the site through this path.

  • Builders must practice good "housekeeping" by keeping a clean and clear building site and cleaning adjoining road areas regularly, or as necessary, to maintain a reasonably neat appearance.

  • Care should be taken so that adjoining lots, both developed and undeveloped, are not damaged during the building process.

  • Do not run heavy equipment, such as bulldozers, back hoes, or any other equipment that does not have a rubber footprint on the roads.

  • Keep all vehicles, moving & parked, 3’ – 4’ from the road edge.

  • Storage of any kind, such as dumpsters, lumber, dirt, rocks, etc., is prohibited on the roads.

  • Signs advertising contractor services are prohibited before, during or after construction.

Builders must inform their subcontractors of these rules, as they will be held responsible for their actions.
